I work with three realtors who are always sending me deals. Building strong relationships with each realtor is key to keeping that steady flow.
I have around 10 agents. One is a top performer, one is high-performing, and the other eight are solid but moderate. I usually don’t count the lower-producing ones because it’s hard to tell if they don’t have business to send or if they’ve moved on.

I tried to get meetings with some agents, but then I saw they only average 3 houses a year. Had a good laugh and realized they’re not my target.
Personally, I like working with agents who do 10-15 deals a year. They’re still approachable and open to building a good partnership.

But if they’re doing that many deals, don’t they usually have lender partners already? I find that most realtors with more than 10 buy-side deals are usually working with loan officers who invest in co-marketing.

They have a network, sure, but not super close ties. I’m talking about those doing around 10 deals total each year.
Over the year, I get referrals from about 25-35 agents. Many only send a few here and there, but maybe 8-9 send three or more, with 4-5 sending more than five referrals. Sometimes one or two agents will send seven or more. It changes every year.
Depends on what you mean by consistent. I have a lot of lower-producing agents who might send one or two deals a year, but that’s all they’re doing themselves. Then, there’s a smaller group of steady producers who send me a deal monthly or bi-monthly.
Honestly, I prefer working with the second group. They’re more experienced, handle issues calmly, and don’t panic over little things. Agents closing one or two deals yearly tend to get anxious over every bump because they need those few closings so badly. Recently, one agent even told me she’d ‘never’ seen an FHA loan require an appraisal. Like, really?
I work with around 10-15 realtors who send referrals regularly. But in the end, it’s less about numbers and more about the strength of those connections. You get what I mean, right?
Probably about 13-15, but out of those, five or six are steady monthly closers.

Not the person who posted this, but for me, it took a few years before I had a steady stream.
None here. I don’t work with them because I find they’re mostly in it for themselves. Unless they’re getting kickbacks or extra perks, they won’t send any referrals.
